Home Inspection Overview

Scope of the Inspection

An Alliance Inspection is a visual inspection of the structure and systems of a home to find items that are not performing correctly or items that are safety hazards. When problems or symptoms of a problem are found, a description of the problem is provided in the Alliance Inspection report. Further investigation by an expert in the area of concern may be recommended.

During the home inspection process, keep in mind that all homes (even new construction) have problems, and that every problem has a solution. Solutions can vary from a simple fix to a major expenditure, but the bottom line is that having a home inspection allows the problem to be addressed in advance of buying or selling a home.

Our inspector will inspect readily accessible systems and components of the home including:

Structure

Exterior

Roof

Plumbing

Electrical

Heating & Air Conditioning

Interior

Insulation & Ventilation

Fireplaces

Limitations of the Home Inspection

A home inspection is not protection against future failures or expenses to repair or replace systems in the home. Components such as air conditioners, furnaces or pumps will break down and have a limited life expectancy. A home inspection tells you the condition of the home at the time the home was inspected. For protection from future failure you may want to consider a home warranty.

A home inspection is
not an appraisal that determines the value of a home. Accordingly, Alliance inspectors won't tell you if you should buy this home or what they think you should pay for this home. The results of a home inspection are just one of many

important factors that go into the home buying decision process.

A home inspection is
not a code inspection that will verify local building code or insurance company compliance. A home inspection does not provide a pass or fail result. If a home is built before code revisions, it may not be required to comply with the code for homes built today. However, Alliance inspectors will report safety concerns.

Home Buyers - Pre-Purchase Inspections

The natural excitement and emotion during the home buying process often makes it difficult to imagine problems with a potential purchase. Hiring a professional home inspector from Alliance Home Inspections ensures that you have an independent and objective assessment of the systems and conditions of the home.

Home Sellers - Pre-Listing Inspections

It's a competitive marketplace for resale homes. By completing a Pre-Listing Inspection with Alliance Home  Inspections, you accomplish two goals:

1. You're providing full disclosure with an independent and objective assessment of the systems and conditions of the home. This is a strong message to potential buyers.

2. You're ready to sell. You will save time and money by knowing in advance what your problem areas are, not after you have already negotiated on price and then face dealing with the impact on the deal if costly repairs are discovered during an inspection by the buyer.
